[ How this gets made ]
A property film has to be navigable, not just pretty.
Turnaround 18–26h
- 01The sequence follows the way a person arrives: exterior wide, the approach, the entry, then the rooms in the order you would actually walk them.
- 02Gimbal moves are trimmed to their steady middle, because the first and last second of any move is where the correction shows.
- 03The differentiator is held to last — the terrace, the pool, the workshop, the view. It is the shot that gets remembered.
- 04Interior and window exposure are matched, since a blown-out window is what makes a listing look cheap.
Most listing video is a montage, and a montage destroys the one thing a buyer wants: a sense of the plan. If they cannot tell that the kitchen opens onto the garden, the film has failed however beautiful the frames are. Two to five minutes for the listing page and under three for social, built from the same sequence so the geography survives both lengths.
